Ivory Key Estates is a new, independent estate agency in Leicestershire, handling sales, lettings and property management for vendors, buyers, landlords and tenants. Launching fresh into a competitive market, they needed a website that looked established, premium and trustworthy from the very first day, and that ran itself once the doors opened.

The brief

A new agency is a chicken-and-egg problem: you need to look credible to win instructions, but you have no track record yet to point to. Ivory Key Estates wanted a site that closed that gap: something that felt like a long-standing, high-end firm rather than a startup, while staying modern and fresh enough to stand apart from the tired template sites most local agents use.

The second challenge was operational. The team didn't want to manage property listings in two places, or come back to a developer every time a home went under offer. They already run their day-to-day on a central property CRM. The brief was for the website to take its listings straight from there, automatically, so the site was never out of step with reality.

My approach

I designed and hand-coded the whole site in Next.js, built around a bespoke luxury identity rather than an off-the-shelf agency theme: an ivory-and-gold palette, elegant display typography, gilt detailing and generous, calm layouts that let the properties do the talking.

A brand that looks established on day one

Listings that update themselves: the CRM integration

The centrepiece is the integration with the agency's central property CRM. Rather than rekeying every home into the website, the team simply manage their stock where they already work, and the site pulls it in automatically.

  • One source of truth: both sales and lettings listings are pulled from the central CRM, so the website and the agency's records can never drift apart
  • Hands-off updates: new instructions, price changes, photos and status (Under Offer, Let Agreed, Sold) all appear on the site on their own, with no developer and no manual editing
  • Fast and resilient: the feed is cached and refreshed on a schedule, so pages stay quick to load and keep working even if the source is briefly unavailable
  • Search built on the feed: visitors can filter by location, price, bedrooms and type, with individual property pages and image galleries generated from the same data

A complete agency platform

  • Lead-generating tools throughout: free valuation requests, viewing requests and a register-interest flow, all wired to the agency's inbox
  • Dedicated landlord and property-management pages explaining the service tiers
  • Local area guides across Leicestershire to build organic visibility from launch
  • The compliance essentials a regulated agency needs (fees, privacy and complaints pages), all in place
